From 1st June 2021 there will be new notice periods for landlords seeking possession on tenancies but rather than reverting to the pre-pandemic notice periods there will be a further period from 1st June to 30th September. Exceptions remain as before.

New Notice Periods

S8 where rent arrears are less than 4 months - 4 months notice

S8 where rent arrears are more than 4 months - 4 weeks notice

S8 where there is anti social behaviour - 0-4 weeks notice

S8 where there is domestic abuse - 2-4 weeks notice

S8 where there is a false statement - 2-4 weeks notice

S8 where there is a breach of immigration - 2 weeks notice

S8 where there is death of a tenant - 2 months notice

S21 - 4 months notice

Further changes are due to be made on 1st August 2021 :-

S8 where rent arrears of less than 4 months - 2 months notice

S8 where rent arrears are more than 4 months - 4 weeks notice
