Forbes has recently been instructed by housing clients, and commercial landlords, to collect historic arrears of ground rents and service charges. By taking bulk instructions these are handled in a cost effective way.

In one recent case -

  • Forbes were instructed to recover unpaid service charges and ground rents from 21 debtors with total debt of £29,500
  • To date £19,000 from 16 debtors has been recovered without the need to issue any court proceedings
  • A fixed fee service covering the entire process, from sending letters of demand to appearing at Court on forfeiture proceedings has been agreed
  • The costs incurred can (depending on the exact wording of the service charge clause in the lease) be added to the service charge account
