How long will my house move take?

Moving house is up there with death and divorce as being one of the most stressful events in your life. A recent survey carried out by the Law Society said that the waiting aspect of buying a house was the most stressful aspect.

How long will it take, is the most frequently asked question from our clients and it's a difficult one to answer as there are many variable factors, but we estimate that the average transaction will take 8 - 10 weeks.

However, if you are not in a chain, the house you are buying is empty and you are paying cash, this should be plain sailing and should take considerably less than the estimate.

The main culprits for causing delays are chains, as the chain will only move at the pace of the slowest party and, if for example, there is a delay with the mortgage offer for one party in the chain, it will hold up the rest of the chain, no matter how on the ball the lawyers are.

The Residential Property Team here at Forbes Solicitors is here to help take the stress out of the house move. At the outset we will give you realistic timescales for your move, based on the information we are given. We would rather be realistic and manage your expectations, than tell you what you want to hear.

We also appreciate that communication is vital. We don't operate a Call Centre approach; instead we offer a personal and friendly service that's tailored to suit you. If you are able to understand the reason for the delay, and what is being done to resolve it, the stress is reduced.
