3. What do I need to do/What do you do for me?

  • Mortgage application
  • Home buyers report/survey
  • Arrange additional reports
  • Tell us if third parties lending money or occupying the property
  • Tell us if the property is tenanted
  • Tell us if things change eg. price re negotiated, fixtures and fittings negotiated, replies to forms or enquiries alter. There can be legal consequences for not doing so
  • Check paperwork we send to you carefully - plans / fixtures and fittings / covenants - if it's not what you have seen, or inaccurate in any way, covenants are in place eg. no pets and it causes you a problem do tell us
  • Check mortgage offer - if this is not what you agreed or the figures are incorrect do tell us, in particular - check special conditions and can you comply with them eg. repay current mortgage, credit cards or retention
  • Make sure your money is available
  • Arrange removal company
  • House insurance - make sure it complies and is on risk, give us details
  • Take meter readings and notify utility companies, council tax
  • Re-inspect prior to exchange on purchase - buyer beware
  • Keys
